Title insurance is crucial for a homebuyer because it protects both you and your lender from the possibility that your seller doesn’t—or previous sellers didn’t—have free and clear ownership of the house and property and, therefore, can’t rightfully transfer full ownership to you. Even though the chance of actually making a claim for coverage is relatively low, the value on what you stand to lose if you go without coverage is high—you could, in fact, lose the house itself.

The search, or “abstract”, involves combing through public records concerning the land—including past deeds, divorce decrees, bankruptcy filings, court judgments, and tax.

To put it simply, title insurance is a way to protect yourself from financial loss and related legal expenses in the event there is a defect in title to your property that is covered by the policy. Title insurance also differs in that it comes with no monthly payment. It’s just a one-time premium paid at closing.

As with many other types of insurance, an owner’s title insurance policy can feel like a waste of money if you never need to use it. But it’s a small price to pay to protect your interests in case anyone challenges your title after you close on your home. It’s security that lasts.
